In average, 3 out of 4 prospective tenants look for 2-bedroom type. Therefore it is easiest to lease out this type of properties and hence the shortage of supply. In the opnion of a local real estate agent, there are multiple reasons for such phenomenon. First , 2-bedroom type properties are not too small, not too big for school graduates, white collar workers and a small family of three members. The second reason is that Shanghai rental of this type of property is reasonable, cheaper than 3-bedroom types, which make them more affordable to ordinary people. And if two or more tenants rent a property together, they can share the rental. The general Shanghai rental on the current market is as follows, for 2-bedroom month, the rental varies between RMB2,500 to RMB2,800. For 1-bedroom types, the rental is between RMB1800 and RMB 2,100. For 3-bedrooms, the rental is between RMB3,200 to RMB3,600. This is a general overview fo the Shanghai rental for the periond of Jan-June 2008. Tips My budget is 1700 USD per month (currently about

Yes, normally the landlord will provide you with TV set,
refrigerator, washing machine, microwave oven, oven, an air-conditioner
and etc. I must remind you that, for washing machines, hot water is not
usually supplied. You should ask for it. What else do I have to pay besides rental?
Normally, the rental should be inclusive of the Property Management
Fee and the Tax. But you will have to pay bills for water, gas,
electricity, telephone and broad band connection. It will cost you USD 15
per month to have a high-speed broad band connection for unlimited time of
use in your room. While water and gas are cheap, electricity is relatively
expensive. If you have the air-conditioners on around the clock in a very
hot Summer or a very cold Winter, it will cost you about USD 100 – 500 per
month for rooms from 100 to 400 sqm. In Spring and Autumn, the cost will
be around USD 50 – 200 per month for rooms from 100 to 400
